Government-master-planned NUCA partnership with Qatari Diar covering roughly 20.2 km2 (4,900 feddan) with a 7.2 km sea frontage; USD 3.5bn paid for the land plus USD 26.2bn in in-kind investment. Master plan is about 60% residential plus luxury hotels totalling roughly 4,500 keys, and around 22 km of sea-fed lagoons. Consolidated Contractors Company is executing the first stage with Turner International on project management. Positioned to turn the far western North Coast into a year-round destination rather than a summer-only market; Phase 1 site visit took place in August 2026 with the Prime Minister and Housing Minister.
