North Coast 2026: a buyer's guide from Sidi Abdel Rahman to Ras El Hekma

Where the new supply is, what chalets really cost per metre, and the questions to ask before you reserve a summer home.

The North Coast has moved from "August only" to a year-round market. Here's what changed and what to look for.

Three sub-markets, three price levels

  • Sidi Abdel Rahman (km 120–140) — the established core. Highest resale liquidity.
  • Ras El Hekma (km 190–220) — the new capital of the coast after the 2024 master-plan announcement. Off-plan pricing, longer delivery.
  • Marassi–Hacienda belt — premium, established amenities; expect a resale premium.

What to ask before you reserve

  1. Is the unit first row, and how many rows to the sea?
  2. What is the maintenance deposit and annual fee?
  3. Is the beach private to the compound or shared?
  4. What is the rental policy — can you let it in July/August?
